Waipahu is located on the western part of central Oʻahu, originally a sugar-plantation town (Waipahu plantation) and now a mature residential community with strong local identity, established neighborhoods, and easy access to major transportation corridors. Housing tends toward older single‐family homes, moderate‐sized lots, and some newer subdivisions and townhomes. The character is suburban and slightly urban given its commuting-distance to Honolulu. The largest nearby city is again Honolulu. While I did not immediately locate a recent average home price exclusively for Waipahu, given the comparable markets on Oʻahu, one might estimate existing detached homes often run in the US $700,000-900,000 range depending on lot size, condition and location, with condos/townhomes somewhat lower. For building new, costs will align closely with general Oʻahu build costs, so high.
